What Is Moisture Meter?
Finding water before mold can
Updated March 2026
Quick Definition
Moisture Meter: A device used to measure moisture content in building materials. Essential for finding hidden water intrusion behind walls, under floors, and in ceilings — the leading cause of mold growth.
A moisture meter measures the water content of building materials — wood, drywall, concrete, masonry — and displays it as a percentage or relative scale. Since moisture is the limiting factor for mold growth, moisture meters are the single most important diagnostic tool for both preventing mold and locating hidden moisture damage that may already harbor invisible mold colonies.
Two main types exist: pin-type meters use two small probes that penetrate the material surface and measure electrical resistance (water conducts electricity, so higher moisture means lower resistance); non-contact meters use electromagnetic signals to sense moisture without penetrating the surface, useful for surveying large areas quickly or testing delicate surfaces.
Professionals use moisture meters to map moisture levels throughout a building after water damage events, identify elevated moisture areas that need drying before mold can establish, and monitor drying progress during restoration. They are also used during mold assessments to find hidden moisture sources — a wall that looks dry but reads 25% moisture content (normal is under 15% for most building materials) is a prime mold growth candidate.
Consumer-grade moisture meters are available for $20–$80 and are useful tools for homeowners monitoring areas of concern after leaks or flooding. Professional-grade meters with better calibration, deeper penetration, and more material-specific settings run $150–$600. For routine homeowner use, a mid-range pin meter ($40–$80) is adequate for checking drywall, wood, and flooring after water events.
Common Questions
What moisture level is safe for preventing mold in drywall?
Drywall should be below 1% moisture content by weight to be considered dry. Most meter scales for drywall use a relative scale rather than absolute percentage. As a rule of thumb, if a pin meter reads "wet" on its scale, drywall needs to be dried or replaced before it is safe from mold risk. Wood framing should stay below 19% moisture content.
Can a moisture meter find mold?
A moisture meter cannot detect mold — it only measures moisture levels. However, elevated moisture in building materials strongly predicts mold risk. If you find persistently elevated moisture in an area where you suspect mold, laboratory air or surface sampling is the next step for mold confirmation.
