What Is Mold Assessment?

A mold assessment is a structured investigation performed by a qualified professional to determine whether a building has a mold problem, where the mold is located, what species are present, and what moisture source is driving the growth. A proper assessment is the prerequisite for planning effective remediation — attempting to clean mold without understanding its scope and source typically results in recurring growth.

The visual inspection phase uses flashlights, mirrors, and sometimes borescopes (camera probes for wall cavities) to examine all areas of the building for visible mold growth, water staining, efflorescence, or other evidence of moisture intrusion. The inspector will also note building construction details, ventilation patterns, and recent history of water damage.

Moisture measurement is a critical component. Inspectors use pin-type and non-contact moisture meters to measure moisture levels in building materials, and often infrared cameras to detect cool, damp areas behind walls and ceilings that may harbor hidden mold. An area of elevated moisture without visible mold still indicates a potential mold problem developing.

Sampling — either air sampling with spore traps, surface sampling with swabs or tape lifts, or settled dust sampling for ERMI — provides laboratory confirmation of mold species and quantities. Sampling results are compared to outdoor baseline samples to determine whether indoor levels are elevated. The assessment concludes with a written report detailing findings and remediation recommendations.

Critically, the mold assessment should be performed by a party independent of the remediation contractor. The company assessing the problem should not be the same company selling the remediation — this conflict of interest can lead to exaggerated findings. Many states require separate licensing for inspectors and remediators.
